Bangkok is made to be seen with the Chao Phraya River. As with many waterfront locations across Asia, the banks of the so-called Venice of the East have seen land values ascending quickly in recent years.
By 2018, Bangkok’s riverfront area will have seen the completion of around THB200 billion (USD5.5 billion) in upscale property developments. Land prices along the river hovered at THB150,000 to THB200,000 per square wah in 2015, compared with THB50,000 per sq wah in 2011.

Capella Bangkok Hotel
Bangkok-based real estate firm Country Group Development is bringing a Capella hotel at last to Thailand. Fresh from a topping-off ceremony this week, the Capella Bangkok is on track for a summer opening in 2018. The project takes over a staggering 14.2-acre area on the east bank of the Chao Phraya and will offer 101 guest suites and river villas. The hotel will also have riverfront ballrooms and specialty function rooms, among other extravagant amenities. The project is part of the company’s sweeping, USD918-million Chao Phraya Estate development.
Four Seasons Private Residences
Capella Bangkok will apparently stand in the shoulder of giants. Rising adjacent to it will be the Four Seasons Hotel Bangkok and Four Seasons Private Residences Bangkok, being jointly developed by Country Group Development and BCEG Thai International Co as part of the Chao Phraya Estate. Four Seasons Private Residences will be the first waterfront serviced residences branded under Four Seasons in Asia. With financial backstop from Ping An Bank in China, the 73-storey project will be completed in the fourth quarter of 2018.
Avani Riverside Bangkok Hotel
Minor Hotels’ Avani Riverside Bangkok swept the Thailand Property Awards last year. Judges were “blown away” by the sleek Thonburi hotel from the inside as much as outside; it garnered gongs for Best Hotel Architectural Design, Best Hotel Interior Design, and Best Landscape Architectural Design. The 249-key hotel guarantees views of the mighty river from every room. Minor spared no expense for the hotel, which has a development value of USD89 million. The infinity sky pool is one of Bangkok’s most picturesque, popping up on Thai Instagram and Twitter accounts everywhere.
Magnolias Waterfront Residences
Magnolias Waterfront Residences, a project by leading Thai developer MQDC Magnolia Quality Development Corporation, will have direct access to one of the most eagerly awaited shopping destinations along the Chao Phraya River: ICONSIAM. The property offers 379 units generously spaced at 144 to 222 square metres. Set for completion in 2018, the property won two Highly Recommended gongs at the Thailand Property Awards, namely for Best Residential Interior Design and Best Residential Architectural Design. “Waterfront living will forever change having this landmark,” the judges said.
The Residences at Mandarin Oriental
MQDC has cleaved its well-appointed Mandarin Oriental development alongside the Chao Phraya into decadent hotel rooms and serviced apartments. Winner of a Highly Commended award for Best Residential Architectural Design, The Residences at Mandarin Oriental is slated for a Q4 2018 completion. With 146 keys on offer, the project offers 3,000 square metres in exclusive amenities for residents. It also promises panoramic river views from every unit. A low-density project, The Residences only has four units to every floor. The building is also 52 storeys high, ensuring residents and guests will gawk at Bangkok’s storied waterway in awe.
